Leoni Parcels
One of the key of pieces in the Center Square area is a group of properties referred to as the Leoni Parcels. It is a collection owned by a single family group. The Center Square intersection, Routes 202 and 73, is a key region within the township, so this collection and the development of it is important to the entire township. Several plans have been proposed, but the keystone of the plans is the section of R1 zoned land (green in the diagram). R1 allows only residential development with a minimum lot size of 30,000 sqft (0.69 acre). Any other development in this plot requires zoning approval. It is also problematic for new development that the Leoni parcels do not include all of the properties along the two streets– such as the pizzeria, the dentist office, and the fire house.
So the yin and yang of this area is the desire to improve the intersection and surrounding properties from a mess of individual lots while maintaining the quality of life for neighboring property owners.
The last plan was presented to the public by the Leoni group in 2008/2009 but is currently on hold.
